Understanding Your Goals
Our first focus is to understand your overall real estate goals. They may be straightforward or more complex, with several moving parts. Either way, we draw on our experience to help you develop a plan to reach those goals.
Important considerations include your reasons for selling, whether the sale will be connected to a future purchase, your preferred timing, and other circumstances that may influence the sale of your property.
Property Review
We look at your property from a prospective buyer’s perspective and consider how it might compare with competing properties in the area. We review its layout, natural light, storage, distinctive rooms, condition, and outdoor spaces to identify strengths that may attract buyers.
Our architectural background adds perspective to this review. We help identify features worth highlighting, areas that may benefit from attention, and questions that deserve further investigation before presenting the property to buyers.
Preparing for Sale
Preparing a property for sale involves deciding where to focus your time and resources. Depending on the property, that may include cleaning, organizing, landscaping, minor repairs, or other improvements before showings begin.
We help you consider which steps make sense in relation to your goals, timing, and budget. If more substantial work is being considered, our building knowledge helps us assess its potential scope, what completing it may involve, and how it could benefit the sale and support your goals.
Pricing Your Property
We begin by collecting and reviewing information on comparable properties in the area, including current listings, pending sales, and recent completed sales. We share our findings with you and discuss how your property’s features affect its pricing, helping us develop an asking price that reflects the current market and supports your goals.
Throughout the marketing and showing process, we keep you updated on buyer interest, buyer feedback, and comments from other agents who show your property. Together, we consider whether to adjust the asking price or make other changes that could help market and sell the property.
Marketing Your Property
Our marketing focuses on reaching the right buyers for your property. We use multiple channels, including the local Multiple Listing Service (MLS), our broker network, Zillow and similar listing platforms, our internal buyer list, and Facebook marketing.
We provide property photography for use across our marketing materials, which are custom-designed in-house by our skilled marketing team.
For some properties, including a floor plan helps buyers picture the layout before visiting and gives their agents a clearer understanding of the house. It can also help your listing stand out from competing properties.
Reviewing Offers and Negotiating
Before submitting an offer, a buyer’s agent may contact us for additional information about the property. We answer those initial questions and reach out to you for input as needed.
When offers arrive, we review the full proposal, including price, financing, contingencies, timing, and other terms that may affect your decision. We follow up with the buyer’s agent as needed to clarify terms and obtain missing information so you have a complete offer package to review.
Afterward we discuss the offers by phone or in person as they come in, or all together if we have established a submittal date when all offers are to be reviewed. We go over the strengths and tradeoffs of each offer, help you prepare responses, and negotiate on your behalf. Our role is to help you understand your options and make decisions consistent with your goals.
Moving Toward Closing
Once all parties have signed the purchase agreement, we send it to the selected escrow company to begin coordinating the closing details. As the seller’s agent, we work with the escrow company and the buyer’s agent to keep the transaction moving forward.
At Vine & Stone, we draw on our experience to plan ahead and address potential obstacles before they delay the sale. This includes maintaining communication among the parties and coordinating with the lender and appraiser when the buyer is financing the purchase.
During this time, we help you complete and provide property disclosures and other required documents. We also track the agreement’s deadlines and follow up with the buyer’s agent on inspections, contingencies, and other outstanding items.
As closing approaches, the escrow company coordinates the necessary funds and documents. Once the deed is recorded and escrow closes, the escrow company disburses the sale proceeds. We coordinate the release of keys and possession according to the purchase agreement.
Let’s Discuss Your Selling Plans
Whether you are ready to sell or still considering your options, we offer an initial consultation without pressure to discuss your property, answer questions, and explore possible next steps. We can talk by phone or meet at your property at a time convenient for you.
